10:15 AM Market Evaluation, Cap Rates, Aftermath of Initial COVID-19 Impacts, and Where the Market is Heading with Kevin Bledsoe, Investment Real Estate, LLC
One of the most frequent questions asked over the last 90 days from self storage owners is, “What are you seeing in the market as a result of COVID-19 and what will be the short-term and long-term effects?” More specifically, self storage owners want to know if occupancy is down at facilities, how bad delinquency issues are, what is happening with property values, if new construction projects are moving forward, what will happen to property values in the near future, how day-to-day operations have changed, if they should process rent increases, and what the future of our industry is. Our speaker talks to thousands of owners from across the country every year, ranging from single property owners to CEOs of the country’s largest REITs. His company subscribes to data collection programs in order to keep a pulse on the industry and works to understand where they see the market heading as we enter 2021. Let’s take some time to understand where the market is going and what owners are doing to prepare for the future.
11:30 AM Taking Your Auctions from Chaos to Control with Alonna Ross, StorageAuctions.com

We’ll discuss the time’s most pressing issues and leave plenty of time for Q&A, so be sure to bring your list of questions!
The Northeast Self Storage Association has made the difficult decision to postpone the annual Northeast Storage EXPO until 2021. Both NeSSA and the MGM Springfield realized the event would be difficult – if not impossible – to hold amid the ongoing COVID-19 pandemic and the uncertainty and regulations that follow it.
Originally scheduled for October 7th and 8th of this year, the event will now be held May 11th and 12th, 2021 at the MGM in Springfield, MA. All exhibitors have been informed and given the option of a full refund or a registration transfer, and speakers have been notified as well.
While we do not know what the future of our live events will look like, NeSSA remains dedicated to providing our members and all those within the Northeast storage industry with the highest quality of education and most accurate information possible. We will be exploring alternative online education options for this fall in the coming weeks and will keep you updated along the way.
Be sure to check back here and on our social media pages frequently for news and updates. State-specific information for Connecticut, Massachusetts, and Rhode Island regarding the pandemic can be found in posts on our homepage. Additional federal, state, and industry resources are available to our members on our COVID-19 Resource page.
Like you, we are so disappointed that we will not get to meet in person this year. Know that we are here for you and that you can reach out to us with questions at any time.
Please stay safe, stay happy, and stay well.

FOR IMMEDIATE RELEASE
The Northeast Self Storage Association (NeSSA), comprised of Connecticut, Massachusetts, and Rhode Island, has canceled their annual Spring Retreat event due to the global COVID-19 pandemic. Typically held in April or May at the Publick House Historic Inn in Sturbridge, MA, the event will be replaced with a virtual webinar series featuring the speakers from the original agenda.
Executive Director Courtney J. Kahler stated, “We hope everyone understands why we made this decision and know that the health, safety, and ability of our members, attendees, and supporters to run their businesses effectively are NeSSA’s main priorities.” She went on to add, “Staff has been monitoring the situation closely since March, and has been in contact with the venue, speakers, and Executive Committee. The Board unanimously voted to cancel the live event at the end of March and has since been working to replace it with a virtual version that also incorporates the concerns of the pandemic into the education.”
NeSSA’s Virtual Spring Retreat Webinar Series will consist of weekly webinars throughout the month of May that feature the original speakers from the live event (Christina Alvino of FineView Marketing, Charlie Fritts of Storage Investment Management, Inc., and Scot Vayo of iStorage), plus a legal session with Jeffrey Greenberger of Greenberger & Brewer, LLP and a Q&A open discussion webinar featuring a panel of speakers.
Regarding the association’s future events, Courtney said, “At this time we are still planning our annual Northeast Storage EXPO, which will be held October 7th and 8th at the MGM Springfield. Of course, we are continuing to monitor the global pandemic and we will make any necessary decisions regarding this event as needed.”
In response to the COVID-19 crisis, NeSSA has also published state-specific updates and tips to effectively run your self storage business to their website homepage. Members can find additional resources such as webinars, articles, and templates on the new COVID-19 member resource page.
