How Google Search Has Evolved Over the Years Webinar

Join The Storage Group’s Steve Lucas on October 19th to learn how Google search has changed over the years. In the early days, an SEO professional needed an arsenal of keywords and backlinks to succeed in the online marketplace. Today, SEO is far more complex. Google’s algorithms have evolved and are much more sophisticated than algorithms of the past. To be successful online in 2022, it is important to know where Google search began and where it is now.

Nominations are due by October 20, 2022.

We will be filling several three-year terms during this election process. Terms begin January 1, 2023.

Download the form to nominate candidates who you believe would assist the self storage industry in the Northeast states of Connecticut, Massachusetts, and Rhode Island by providing strong leadership to our association. Before nominating someone, please ask them if they are willing to serve on the NeSSA Board. Self-nominations are also encouraged, so if you would like to serve on the Board, please nominate yourself by filling out the nomination form.

Please include a brief typed biography (in a Microsoft Word document) and a picture of the nominee (in a .JPG file) with your nomination. These items are required for the ballot and will be required within three days of submission if not initially sent with the form.

For an individual to be placed on the ballot, he or she must be a member of NeSSA or an employee of a member in good standing. They must agree to fulfill the responsibilities of the NeSSA Board of Directors, which include:

  • Attend Board meetings made up of a combination of conference calls and in-person meetings; approximately three (3) to four (4) per year.
  • Represent the Association to potential new members, current members, and vendors.
  • Promote ideas and opportunities that would benefit the membership and/or the self storage industry.
  • Attend meetings, events, and seminars hosted by NeSSA.
  • Become involved in one of the sub-committees created by the Board (Membership, Program, or Scholarship).

The self storage industry is thriving like never before. Many are saying that business has never been better and facilities are full with waiting lists to boot. But several experts say it’s actually a mistake to be 100% full and as they say, what goes up, must come down. With troubling trends already starting to show, this panel will uncover how even a full facility can take advantage of our industry’s success and boost their operations. Plus learn about the trends you should keep an eye on at your facility in order to prepare you for a shift in business.

10:45 AM – Break

11:00 AM – Marketing Tips Now and for the Future with Melissa Stiles, Storage Asset Management, Inc.

He will explain the various changes in Connecticut’s lien law that went into effect on July 1st, as well as a refresher on how the state taxes fees and what you can be doing to avoid troublesome audits.

Joe will also discuss Rhode Island’s successful insurance bill which will take effect January 1st, and address the issues we ran into trying to update their lien law this year. Finally, he will sprinkle in a few national updates and legislative war stories that are sure to entertain all.

Increase Revenue Using Relocatable Units Webinar

Relocatable units are a fast and easy way to increase revenue by maximizing the land you already have. Line fences, fill empty lots and easements, and much more with these moveable buildings – no foundation required! They are fully customizable, easy to install, and last for decades. Join Boxwell’s Frank Pendleton at 11:00 AM on Thursday, August 11th to discuss this versatile product and its benefits to your business.

Connecticut Lien Law Success

Effective July 1, 2022, the Connecticut State Statute regarding the lien process is updating for the better!

As of July 1st, Connecticut facilities can benefit from these updates in the following ways:

  • Default Notices can now be sent by Certified Mail, instead of Certified Mail Return Receipt Requested.
  • If you choose to advertise a sale, you may now do so in any print or online newspaper of substantial general circulation, or you can do so on any publicly accessible independent website that regularly conducts online auctions of personal property. You also only have to advertise one time not less than ten days before the date of sale.
  • Towing of motor vehicles and vessels is now allowed in lieu of selling them when the tenant is delinquent for at least sixty days.

Please note that the above changes have been summarized.

Of course, individual facilities will have to make changes to how they operate in order to benefit from these legislative updates, and NeSSA is here to assist.

Any active member who has maintained their membership and already purchased a standard indoor and/or outdoor vehicle/vessel lease agreement through NeSSA will receive an update of the lease(s) once we receive them from our attorney. If you are an active member and you have never purchased your state lease through NeSSA, you can easily do so online.

We are also updating our Connecticut online resource library to reflect these changes. Some of these resources include a basic lien sale outline, default notices, templates, etc.

Additionally, we are including dedicated educational time for this topic at the September 29th Fall Retreat. Joe Doherty, SSA’s Chief Legal & Legislative Officer, will present on these changes and what they mean for your facility operations.

Finally, if you ever have questions, you can always come to us and ask. NeSSA will find answers for our members in a timely manner.

We are grateful to the Self Storage Association’s Legal & Legislative Counsel for their diligence and work within our state. Amazingly, this whirlwind legislation took only about four months from when this opportunity first arose to when these changes officially went into effect. This allowed for a quick legislative victory, and NeSSA’s Board of Directors was happy to donate $10,000 towards this effort on behalf of our members.

We hope this news excites you as much as it did us! We are committed to providing better standards, practices, and protections in our local self storage communities. This is a great accomplishment for our Connecticut members and shows what can happen when we work together for the betterment of our industry.

You can read through the full revised statute here.

How a Labor Shortage Impacts Self Storage Webinar

What has affected every business vertical is also affecting the self storage industry. Finding reliable team members to represent the facility is always challenging, but now facilities must contend with post-pandemic staffing shortages. The knee-jerk response is to be touchless. But this June 14th webinar will guide you through the advantages of a balanced, high tech, high touch strategy, including demonstrating other verticals succeeding from this effort. Shannon Charbonneau of XPS Solutions will discuss methods, techniques, and processes to help your facility strike that balance between high tech and high touch, driving occupancy and cap value.
